Role Overview & Responsibilities

We are a personable and friendly, well established boutique Estate / Letting Agency looking for a Team Player with a REAL passion for establishing a long term career and essentially becoming the backbone of our operation.

You MUST have experience in customer service, be well spoken & well presented please do not apply, if you don't.

This role is predominantly office based and working hours are 9am - 6pm (Monday - Friday), 10am - 2pm (Saturday) with one half day off during the week.

We are a small team, looking to hire people who want to become a part of our family.

The Role:

  • Coordinating renewals of a 80+ lettings portfolio
  • Ensuring gas safety checks & EPC’s are up to date
  • Ensuring electrical safety checks are up to date
  • Arranging and conducting inventories, check in and check out appointments
  • Advising utility companies of meter readings
  • Co-ordination of estimates and undertaking of repairs by contractors
  • Negotiating and coordinating renewal contracts
  • Negotiating the return of deposits between landlord and tenant (including co-ordination of any repairs, cleaning as required)
  • Dealing with 5 week cap on deposits and arranging refund back to tenants at the point of renewal
  • Drafting final statement of repairs for accounts to process
  • Day to day correspondence and general office management support
  • Tenant referencing and monitoring process via referencing agency
  • Preparation of tenancy agreements
  • Sending instructions to 3rd party contractor and negotiating prices to ensure this department remains profitable

Skills Required:

  • A calm, unflappable person, with strength of character (required when dealing with issues like return of deposits or repairs required to a property)
  • Systematic approach with strong administrative skills
  • Problem solver
  • Ability to work under pressure, whilst maintaining attention to detail

Scope of role:

This role is a pivotal position. The initial main focus of this role is the coordination of renewals to ensure the portfolio potential is maximised. Once this primary need is under control, other Property Management functions will be introduced as listed above.

The successful applicant will also have the ability to build excellent long-term relationships with landlords; most of whom are professionals. As well as dealing with individual tenants, you will also deal with industry professionals and corporate clients.

Remuneration:

  • £25,000 to £30,000 Salary, dependent on experience
  • Plus a potential team bonus for increasing the portfolio size
  • 30 days holiday per annum including all bank holidays
