Role Overview & Responsibilities

Our client is seeking a highly experienced Building Manager to be responsible for the operational management of a luxury, mixed-use development in Central London.

Responsibilities of the Building Manager:

  • Oversee the operational management of the estate and ensure contractors/third parties working on site adhere to H&S requirement at all times
  • Ensuring that services are carried out in accordance with lease agreements and advise and represent the landlord when necessary in relation to non-compliance
  • Review and monitor expenditure for the development and prepare service charge budgets
  • Manage the collection of arrears in coordination with our back office teams
  • Monitoring collection of service charges to fund necessary works and respond within agreed service level time frames.
  • Prioritise risk management through a full document trail and updating systems in accordance with changes in legislation
  • Develop and maintain links with local stakeholders such as the local authority, emergency services, commercial tenants and with the adjacent marina managing agents
  • Providing excellent customer service at all times

Role Requirements:

  • Residential block property management or residential estate management experience
  • The ability to understand leases, service charge budgeting and associated legislation
  • Good working knowledge of statutory compliance in term of Health and Safety
  • Experience in section 20 notices,
  • Managing contractors for planned and reactive maintenance
  • Be confident, outgoing and customer orientated with excellent organisational skills
  • Have strong communication skills with the ability to build and maintain relationships, both external and internal
  • Hold an IRPM qualification or willing to study toward gaining this.
